Three families, not a long list of brands

Floor finishes divide into waterborne film finishes, oil-modified film finishes, and penetrating hardwax oils — and the family decides more than the brand does.

Waterborne film finishes keep the wood's natural colour, have low odour during the job and return the room to use fastest. Two-component versions carry the highest abrasion resistance available.

Oil-modified film finishes add a warm amber tone that deepens over the years, carry strong solvent odour and cure slowly.

Penetrating hardwax oils bond to the top wood fibres instead of forming a film. They give a matte, close-to-the-wood look and can be spot-repaired, at the cost of the abrasion resistance a catalysed film provides.

Repairability versus hardness is the real trade-off

A film protects the wood by covering it, so damage is fixed by recoating an area; an oil bonds into the wood, so damage can be blended in place.

Neither is better. A household that wants maximum scratch resistance should choose a film and accept that repairs are done by the room. A household that wants invisible touch-ups over the years should choose an oil and accept softer wear behaviour.

What does not work is expecting one product to deliver both.

The finish also changes your colour

An oil-modified finish ambers whatever stain sits under it, and keeps ambering with age; a waterborne finish holds the colour as tested.

This catches homeowners who chose a light or cool tone and had it finished with an ambering product. The stain was right — the finish moved it.

If the colour target is light or neutral, the finish has to be chosen alongside the stain rather than after it.
